PROPERTY MAINTENANCE TECHNICIAN JOB DESCRIPTION

Maintenance Technicians are responsible for maintaining the physical condition of the community as well as completing in-unit maintenance.  Weekend rotation of on-call services with flexibility to work occasional weekends are required for this position.  Those interested in a maintenance technician position should possess a positive, can-do attitude, a professional image and great customer service skills.  Prior maintenance experience or experience in the skilled trades are required.  The ideal candidate will have strong HVAC skills.  Specifically, they will be familiar with split system HVACs and know how to replace compressors and coils.  The ideal candidate will also have some general maintenance experience as they will be expected to perform in-unit work orders and turn work 

JOB RESPONSIBILITIES

  • HVAC Certification required to troubleshoot and repair building mechanicals, as well as individual units.  Changing coils, working with two 
  • Oversee and manage energy management system (HVAC/lighting). 
  • Maintain physical condition of community on a day-to-day basis.
  • Responsible for the completion of all maintenance service requests assigned by supervisor.
  • Complete make-ready process of vacant apartments as directed by supervisor.  
  • Assist with Preventative Maintenance Programs.
  • Assist in monitoring work being performed by outside contractors. 
  • Participate in 24/7 on-call rotation.
  • Complete grounds work as directed by Property Manager which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas.
  • Responsible for alerting the Property Manager of any unusual occurrence and/or damage that have taken place or that may occur. 
  • Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees.

The University of Indianapolis invites applications for the position of Executive Director of Facilities. This is a full-time exempt staff position.

The Executive Director of Facilities will provide leadership, supervision and management of all facilities operations and personnel (property, buildings, grounds, custodial services, maintenance, mechanical, electrical, plumbing, environmental health & safety, etc.) on a residential campus of higher education. Ability to organize work effectively, conceptualize and prioritize objectives, and exercise sound judgment.  Strong interpersonal communication skills are essential within a higher education setting.  Must be open and approachable by all levels of the organization from housekeepers to senior administrators.

Job Duties

Chief Engineer

The Chief Engineer is responsible for working directly with the property and engineering management in implementing and maintaining the energy management, preventive maintenance, quality standards, operating objectives, and goals of Nightingale Realty. This must be done in a manner that not only protects, but also maximizes the value of the property.

It is the policy of Nightingale Realty that the highest possible professional standards be maintained at all times when you perform your assigned duties and responsibilities.  Our success as a business is directly related to the quality of the services that we provide.  In the performance of your duties as a Chief Engineer as described below, you are accountable for all of your actions. 

 Your contact with tenants, prospective tenants, owners, and vendors is to be guided by the highest professional standards including positive, supportive, friendly behavior and legendary service.

General Maintenance and Operations

  • Understand OSHA guidelines and ensure that all equipment is maintained to guidelines/standards (i.e. OSHA lockout-tagout and MSDS standards).
  • Maintain EPA refrigerant log for property.
  • Read and follow written and oral instructions.
  • Convey thoughts and recommendations orally and/or in writing to supervisors, contractors, and others in order to solve building-related problems.
  • Maintain parts inventory and perform routine ordering of supplies and materials.
  • Operate and use necessary manual and power-driven tools.
  • Lift and carry objects of up to 50 pounds for distances of up to 30 feet.
  • Climb ladders and stairs.
  • Assist in understanding and establishing or improving preventive maintenance and overhaul schedules for all equipment and mechanical systems within the project.
  • Manage maintenance and operation programs/schedules for all equipment.

Engineered Systems

Test, maintain, and perform major repairs/ restore to working order any component of the main engineering systems used within a property, including but not limited to the following:

  • Structural
  • Emergency warnings
  • Heating, ventilating, air conditioning (HVAC)
  • Refrigeration systems
  • Plumbing
  • Electrical
  • Execute performance tests using the appropriate tools/ equipment

 Restore systems to working order, which includes identification and repair and/or replacement of:

  • Pumps
  • Motors
  • Generators
  • Compressors
  • Blowers and fans
  • Pump and engine valves
  • Electrical outlets and light fixtures
  • Read and operate test equipment (refrigerant gauges, thermometers, volt-ohm and amp meters)
  • Read and comprehend blueprints and schematic diagrams of wiring, plumbing, pneumatics, and building construction

Electrical

  • Require working knowledge of systems from 12 volts to 480 volts and battery-supplied power.

Building Maintenance

  • Respond to all tenant requests.
  • Operate and maintain the building automation system and card access system.
  • Repair and maintain equipment in ceilings, on roofs and tenant suites. 
  • Assist with the coordination of small building and tenant improvement projects.

Emergency Systems

  • Respond appropriately to and assist emergency response personnel, at any time when on duty or on call.
  • Be able to carry and/or otherwise move people and equipment.
  • Test and maintain emergency systems including:
    • Fire alarms
    • Smoke detectors
    • Fire suppression equipment
    • Emergency power supply systems (natural gas or diesel driven)
    • Ensure compliance with the emergency procedures for each property in conjunction with property management guidelines.

Other

  • Review Project Plans
  • Interface closely with all Projects
  • Maintain a safe work attitude by continuously evaluating work place risks.
  • Assist with the training and development of junior engineering team members.
  • Maintain purchase Log and PTO Log
  • Act as liaison between Management and Engineering Staff
  • Supervise Engineering Staff
  • Deliver world class service and tenant relations

Position Requirements

  • High school diploma or G.E.D.
  • Minimum 4 years building maintenance experience.  An Associate degree in HVAC design or technical school training may be substituted for experience. 
  • Must have a thorough understanding of HVAC, electrical and building automation systems.
  • Must possess basic computer skills, ability to operate Windows based software.
  • Ability to interpret mechanical and electrical blueprints and schematics. 
  • City of Philadelphia Engineer Certificate Grade “A”, License Code 3505.

Lead Building Engineer
Indianapolis, IN      

Summary

The Lead Building Engineer reports to the Chief Engineer and works directly with the Property Management staff, providing support as needed to all team members.  It is the responsibility of the Lead Engineer not only to exhibit exceptional client service when communicating with tenants, vendors and team members, but also to focus on productivity and results.  The Lead Engineer manages shift operations and directs vendors and subcontractors. The team member utilizes advanced skills and trades such as carpentry, plumbing, electrical, painting, roofing and HVAC to perform complex preventive maintenance and corrective repair of building systems. Working under limited supervision, the lead engineer monitors building system operations and performance. The Lead Engineer is expected to assist in the implementation and administration of policies, procedures and programs on a daily basis that will assure that all projects and maintenance is well managed.

Responsibilities
General Engineering Duties:

  • Complies with all applicable codes, regulations, governmental agency and company directives related to building operations and work safety.
  • Leads shift and plant operations.
  • Participate in On-Call rotation with other engineers.
  • Provides technical and procedural training of coworkers and subcontractors.
  • Oversees and inspects the work performed by outside contractors.
  • Inspects building systems including Fire Life Safety systems, Electrical, HVAC, and Plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions within building standard and requested by tenant.
  • Reviews assigned work orders to ensure they are completed within established departmental goals and timeframes.
  • Estimates time and materials needed to complete repairs.
  • Maintains adequate inventory of supplies and tools necessary to complete all tasks.
  • Performs assigned repairs, both emergency and preventive maintenance.
  • Completes preventive and repair maintenance records as required.
  • Responds quickly to emergency situations, summoning additional assistance as needed.
  • Performs other duties as required.

Technical Requirements – Direct experience in a Commercial/Industrial property to include a hands-on, technical working knowledge in the following skill areas:

  • HVAC Systems including large chillers, cooling towers, water source heat pumps, split systems, steam/hot water systems.
  • Knowledge and maintenance of Pneumatic Controls
  • 3 Phase 480V systems including generators, switch gear, electrical distribution
  • Mechanical and plumbing systems.
  • Ability to operate Energy management and Building Automation Systems.
  • Ability to supervise and operate Fire Life Safety Components.
  • Ability to read blueprint and schematic drawings.
  • Knowledge of OSHA standards.

General Requirements

  • Associate’s degree (AA) or equivalent from two-year technical college or technical school and minimum of seven years’ experience in complete building operations.  Or equivalent combination of education and experience.
