PROPERTY MAINTENANCE TECHNICIAN JOB DESCRIPTION

Maintenance Technicians are responsible for maintaining the physical condition of the community as well as completing in-unit maintenance.  Weekend rotation of on-call services with flexibility to work occasional weekends are required for this position.  Those interested in a maintenance technician position should possess a positive, can-do attitude, a professional image and great customer service skills.  Prior maintenance experience or experience in the skilled trades are required.  The ideal candidate will have strong HVAC skills.  Specifically, they will be familiar with split system HVACs and know how to replace compressors and coils.  The ideal candidate will also have some general maintenance experience as they will be expected to perform in-unit work orders and turn work 

JOB RESPONSIBILITIES

  • HVAC Certification required to troubleshoot and repair building mechanicals, as well as individual units.  Changing coils, working with two

Chief Engineer

The Chief Engineer is responsible for working directly with the property and engineering management in implementing and maintaining the energy management, preventive maintenance, quality standards, operating objectives, and goals of Nightingale Realty. This must be done in a manner that not only protects, but also maximizes the value of the property.

General Maintenance and Operations

  • Understand OSHA guidelines and ensure that all equipment is maintained to guidelines/standards (i.e. OSHA lockout-tagout and MSDS standards).

The team member utilizes advanced skills and trades such as carpentry, plumbing, electrical, painting, roofing and HVAC to perform complex preventive maintenance and corrective repair of building systems. Working under limited supervision, the lead engineer monitors building system operations and performance. The Lead Engineer is expected to assist in the implementation and administration of policies, procedures and programs on a daily basis that will assure that all projects and maintenance is well managed.

Responsibilities
General Engineering Duties:

  • Complies with all applicable codes, regulations, governmental agency and company directives related to building operations and work safety.
  • Leads shift and plant operations.
  • Participate in On-Call rotation with other engineers.
  • Provides technical and procedural training of coworkers and subcontractors.
  • Oversees and inspects the work performed by outside contractors.

  • Ensure property paperwork filed within work week.

We are looking for an Administrative Assistant to support our Brokers. The successful candidate is a hard-working, bright, and self-motivated, who thrives in a highly competitive, fast-paced environment, and is driven to grow and succeed.

Role and Responsibilities

  • Develops marketing packages, brochures, newsletters and presentations; prepare proposals and presentation materials such as PowerPoint slides and presentation boards
  • Perform research and collect market and property information and area demographics
  • Manage daily tasks, filing, scheduling appointments, listen and summarizing voicemails, manage calendar
  • Coordinate and produce special events (open houses, industry events, client events)
  • Develop day-to-day client relationships, managing projects and providing clients with ongoing updates on current market conditions
  • Able to multitask and prioritize in accordance with changing deadlines and priorities
  • Take initiative to identify and proactively accomplish needed tasks and resolve routine issues
  • Provide administrative support by drafting and editing correspondence; transcribing, formatting, inputting, retrieving, copying and transmitting text, data and graphics; establishing and maintaining files and records; collecting and analyzing information; preparing reports.

Construction Coordinator/Administrative Assistant

Northside Indianapolis Corporate Real Estate Company is seeking an experienced Construction Administrative Assistant to join our team. The ideal candidate will have a minimum of five years secretarial/administrative experience, proficiency in Microsoft Office Word and Excel, and have superior organizational and communicational skills. Some graphics experience a plus.

Job Details:

  • Assist with various projects i.e.: owner contracts, estimates, correspondence, and proposals.
  • Create bid invitation, bid documents and schedules to send out to selected subcontractors. Manage the bid process to ensure sufficient bids for selected scopes.
  • Create contracts, change orders, RFP’s and any other correspondence to be sent to subcontractors, owners and tenants.
  • Maintain up to date certificate of insurance for all vendors.
  • Submit and secure permit requirements for projects as needed using various municipalities.
  • Follow through with providing bid documents for subcontractors.
  • Maintain communication with subcontractors throughout the project with regards to scheduling and scope changes.

This position will require the ability to work in a fast-paced, deadline-oriented environment, be able to keep multiple projects and people on-track and organized, and requires the ability and desire to be proactive and take initiative on projects and tasks.
